The Kyiv Region Lost One-Fifth Of All Warehouse Stock Due To The War in Ukraine

Kyiv – April 18, 2022 – According to CBRE Ukraine, almost 364,000 sqm of warehouse and logistics facilities (including office spaces and other buildings on the territory of the facilities) were destroyed in the Kyiv region as a result of the Rusian military invasion. Nearly 325,000 sqm of net warehouse space was either fully or partly destroyed, representing 21% of total warehouse stock in the Kyiv region (1.6 mln sqm of net warehouse space as of the end of 2021).

Among the warehouse and logistic complexes that were completely destroyed by missiles and hostilities: Mirazh 1 (GBA 29,800 sq m, main tenant – retailer Foxtrot), Komodor Logistics Park (GBA 68,900 sqm), a warehouse complex Kuehne + Nagel (GBA 19,000 sqm), a distribution center on the left bank of Kyiv (GBA 24,000 sqm), owned by major Ukrainian food retailer ATB, Prologistic Services complex (GBA 10,250 sqm), which housed Lipton tea factory, warehouse UTA Service (GBA 23,000 sqm), and vegetable storage Vegi Trade (GBA 20,000 sqm). Among warehouses that were partially destroyed: distribution center in Kopyliv village (GBA 30,460 sqm), owned by retailer ATB; RLC, one of the largest cold storage facilities in the region (GBA 63,000 sqm); warehouse complex West Gate Logistic (GBA 97,000 sqm) and Terminal II in Bucha (GBA 32,000 sqm), both owned by Dragon Capital investment company, and the pharmaceutical warehouse Trans West (GBA 9,500 sqm), located in Mila village. Prominent local and international tenants were located in West Gate Logistic – Bohnenkamp Ukraine, Good Wine, Ekol Logistics Ukraine, Logistic Plus, Watsons, SAVService, DC Ukraine, and Mary Kay. The total area of the warehouses mentioned above subjected to partial destruction is 164,000 sqm.

The warehouse facilities along the M-06 Highway suffered the most damage, with significant destruction to Stoyanka, Petrushki, Buzova villages, and the Makariv district. Zhytomyr Highway (M-06) was the most popular direction for warehouse development, and by the end of 2021, the total area of warehouses in this direction amounted to 290,000 sqm. Comparatively, less warehouse facility destruction occurred on Chernihiv Highway (M-01) and Warsaw Highway (M-07).

Analyzing information about the destruction of warehouse and logistics facilities in the Kyiv region, we can assume the deliberate destruction by aggressor. Now we see that destroyed food and pharmaceutical warehouses, as well as FMCG warehouses.

In recent years, demand for warehousing space in the Kyiv region remained high. Thus, the destruction of 20% of warehouse space in this area alone has already led to the forced relocation of the logistics and warehouse hub to the western region. Companies are also interested in diversifying their real estate portfolios to minimize the risk of destroying storage facilities.

Currently, a complete analysis of the volume of destroyed facilities is impossible, as property owners are examining the scale of destruction.
